69 room motel for $450,000

It needs a total rehab. Thieves cut out most of the copper so it will need new electrical and plumbing. It needs lots of drywall repair and most of the windows replaced. It also needs new PTAC units for heat and air.

The local town said no, but I took them to court and a judge said yes. A copy of the court order is linked below.

When it was open it was very poorly managed and there was a lot of criminal activity. The local government needed a way to close it and the best way was to use stuctural problems. The concrete sidewalks need to be redone and a room behind the motel needs to be demolished. We have a report from a structual engineer.

Only one room had meth, but it was professionally cleaned and certified clean and fit for use. I have copies of the paperwork.

In 2011 it had a new EPDM roof installed. When I bought it in 2022 I had maintenance done to the roof and again in 2025. If properly maintained it should last many years.

There is a full size basement with a restaurant, bar, and ball room area. There is a ground floor and a second floor. All togehter it's over 45,000 square feet.

The motel was originally part of a golf course that is now closed. It includes about 5.18 acres of land.

All rooms were made the same as 12x28. There is a kitchenette and bathroom at the back with a spot for a closet by the bathroom.

Many years ago it had an olympic size pool, but it has been filled in.
